二线城市土地市场复活了吗?

[摘要] 在一线城市土地“炙手可热”的当下,开发商将更多目光聚焦到二线城市。

面对楼市的逐步回暖,房企拿地的步伐也开始加快。

7月10日,华润置地以总价10.34亿元竞得福州马尾一宗住宅地块,折合楼面价6935.09元/平方米,溢价率91.84%。同日,禹洲地产以总价7亿元在安徽合肥竞得XZQTD176号地块,住宅楼面地价5089.26元/平方米,商业楼面地价4318.16元/平方米,溢价率111.11%。

《财经日报》记者多方采访获悉,在一线城市土地“炙手可热”的当下,开发商将更多目光聚焦到二线城市

某研究认为,一线城市和部分二线城市出现量价齐升的表现,这主要还是源于其人口导入量大,经济发展迅速,土地处在供不应求阶段。而且这些城市土地资源稀缺,尤其是优质地块在日益减少,目前市场处调整时期,地块土地的保值性以及抗风险性显然要高于其他城市,所以地价不会出现下跌。

今年3月,国土资源部、住房城乡建设部联合下发《关于优化2015年住房及用地供应结构促进房地产市场平稳健康发展的通知》,要求2015年各地有供、有限,合理安排住房和其用地供应规模要求,对供过于求的区域要减少甚至停止土地供应。

就在禹洲地产在合肥拿地的同样区域,去年底,禹洲地产拿下土地楼面地价为4285.7元/平方米,溢价率为92.31%,而半年以后这个地区的溢价情况和争夺情况就更加激烈。

多位当地房地产人士表示,合肥之前的房价一直很低,但是近年随着交通和城市的发展其市场开始出现了“补涨”的情况,因此就直接反应到了土地市场。今年开始合肥的土地市场一直很火爆,先后有蓝光发展等地产商纷纷进入。

安徽省合肥7月首场土地拍卖终共成交5宗地,共计182.71亩,成交总金额合计约9.64亿元。而渐趋回暖的杭州土地市场7月将有11宗近700亩地挂牌,其中包括丁桥、未来科技城以及临平北等区域,从挂牌量看,环比暴涨170%。

然而,并非所有二线城市都能够得到开发商的“青睐”。

上海某研究院发布的《2015年中国35城房地产短周期风险识别系统》提到,杭州、合肥、厦门等城市的风险较小,值得开发商购房者进入,这几个城市重点二线城市,此类城市的共同点在于市场需求旺盛,供应规模和压力相对较小。其中,杭州房价收入比偏离度排名较为靠后,显示经历过几年调整之后,房价存在一定的低估现象,未来上涨空间较大。

世联地产厦门公司一位人士告诉《财经日报》记者,厦门是的副省级城市,基本上福建稍微有钱的人都会想在厦门买房子,而福建的经商群体又那么大,可见需求有多大。

而总部在厦门的禹洲地产就因此受益,因为厦门市场的火爆其6月份的合约销售为16.32亿元,环比上升60%

而比如银川、西安、哈尔滨等二线楼市可能就不那么“乐观”。

“我们都去那些地方看过,但是觉得房价可能涨不起来,我们不敢拿地。”某中型开发商一位内部人士告诉记者。

记者同时注意到,与去年同期相比,一线城市溢价率优势有所减弱,各线城市间差距缩减,上半年一线城市溢价率18.1%,同比减少8.4个百分点,而二线城市涨幅分别为1.8%。

某认为,一线城市地块起始价已然偏高,对于房企来说资金压力较大,而更多优质的二线城市,则成为了房企的“猎物”。
